Buying a home on the Costa Brava, with no surprises

We live here all year round. We know the streets, the neighbours, and the real condition of the homes we show, and we guide you from the very first viewing until you have the keys in hand.

How we work with buyers

1. We listen to what you're looking for

We talk about location, budget, intended use, and timelines. This allows us to filter our portfolio as well as those of trusted partner agencies.

2. Organised viewings

We schedule viewings together so you can make the most of your trip. We go with you, in your language, and we also point out what you might not like about each property.

3. Offer and reservation

We advise you on the true market price, negotiate with the seller, and draw up the deposit agreement.

4. Notary

We liaise with the notary and the gestoría, review the available documents with you and accompany you to the signing. If you would like independent legal advice, we can put you in touch with several trusted law firms.

5. After the purchase

Utility account transfers, insurance, taxes, maintenance, and, if you wish, managing rentals while you're away.

Expenses to factor in

In addition to the property price, you should allow an extra 10–13% for taxes and legal procedures. We break it down for you in writing before taking any steps.

New build

10% VAT on the purchase price plus stamp duty.

Resale

Property transfer tax, depending on the purchase price and autonomous community.

Notary and land registry

Deed, registration at the Land Registry, and administrative management fees.

NIE and bank account

If you are not a resident in Spain, you will need a NIE and a bank account. We will help you with both.

Do I need a lawyer to buy property in Spain?

No. You are not legally required to appoint a private lawyer when buying a home in Spain; the choice is yours. In a standard property purchase, the notary checks the legality of the public deed and provides impartial advice. At Home Service Calonge, we coordinate the purchase documentation and liaise with the gestoría and the notary.

If you would like independent legal advice dedicated solely to your interests, we can put you in touch with several trusted law firms we work with regularly. It is always the buyer’s responsibility to choose and appoint the firm. Legal fees are not included in the purchase costs outlined above. As a guide, they are often around 1% of the purchase price, plus VAT, but depend on the firm and the complexity of the transaction. We always recommend requesting a written quote in advance.

Independent legal advice can be particularly valuable where there are planning issues, discrepancies between the Land Registry and the Cadastre, or where the purchase involves inherited property, companies or buyers who do not live in Spain.
